Pre-Design

  • Site Analysis: We visit your site to evaluate local zoning laws, building codes, and regulations. We ensure legal compliance, natural terrain and safety before confirming the allowable building size, height, and setbacks.
  • Budget and Feasibility Analysis: Together we establish an initial baseline budget for the project, considering site conditions, construction costs, and other key factors. Cost predictability is central to The BuildLabs Method.

Early Concept Design

  • Schematic Design Development: Our designer will develop an initial site plan showing the home’s proposed location on the property, including driveway, landscaping, and other external features. We consider sun orientation, views, privacy, and topography.
  • Exterior Material Palette: We guide you through selecting materials that align with the desired aesthetic, durability, and environmental conditions. This preliminary selection includes finishes for roofing, siding, windows, doors, and exterior elements.
  • Preliminary 3D Model: We generate a basic 3D model of your home to give a visual representation of the design, helping you to explore spatial relationships and aesthetic proportions
  • Budget Pricing: We provide a preliminary estimate for construction costs based on the schematic design, including major materials and labor costs. You will green light the baseline budget.

Final Design Decisions

  • Full Product Selection: We refine all layouts, optimizing flow, natural light, and functionality based on your feedback. Your designer curates every detail—from flooring to fixtures—sourcing premium materials through our direct global supply chain for the best quality and value. We'll guide you through the selection of appliances, cabinetry, lighting, and hardware to fulfill your vision, budget, and sustainability goals. We define architectural details such as moldings, trim, and custom-built features, to ensure a timeless and cohesive aesthetic. With final selections in place, your Build Team prepares construction drawings and secures all necessary permits.
  • Full 3D Model: We will create a complete, detailed 3D model of your home to allow for comprehensive visualization of all design elements. The model will help us to assess design coherence and make any necessary adjustments.
  • Final Review of Construction Budget: We will review and update the construction budget based on finalized design choices and product selections, and verify that the project remains within financial scope. Our estimators work tirelessly to negotiate prices with local vendors. Meanwhile, our architects will adjust design elements if needed to stay within budget. After the building permit is granted, we provide a fixed quote, ensuring no unexpected costs arise.

Pre-Construction

  • Documentation: Before breaking ground, we secure all necessary approvals from the Building Department, including construction permits, environmental compliance, and any other inspection requirements.
  • We Build Your Team: We collaborate with engineers and specialists (structural, mechanical, electrical, kitchen specialists, solar roofers, etc.)  to make sure your approved design complies with safety and building standards..
  • The BuildLabs’ Building Information Model (BIM): Gathering all data from 3D modeling and on-site analysis, we create a BIM model which serves as a digital representation of the entire project, ensuring accuracy in design, material usage, and construction details. This precision allows for review and final sign-off from all certified vendors, guaranteeing transparency and alignment before construction begins.
  • Presentation of Project Execution Protocol: Develop and review the project execution protocol, ensuring all phases, timelines, and deliverables are clearly outlined and understood by every design+build specialist involved.

On-Site Work + Off-Site Construction

  • Site Preparation: We begin with excavation to prepare the site for the foundation. This includes trenching, grading, and removing any necessary soil or obstacles.
  • Foundation Construction: We pour and set the foundation, ensuring it meets the required specifications for stability and durability. We erect the foundation walls and perform backfilling to ensure the site is level and secure, preparing for the next phases of construction.
  • The Offsite Construction: This stage begins with the Core and Shell Fabrication. While site preparation is ongoing, we build key components offsite in a controlled, climate-controlled environment. This phase includes:
    • Constructing walls, floors, roofs, and windows.
    • Pre-installing doors, sheathing, and weather wraps.
  • Optimize Sustainability: Our offsite fabrication process maximizes material efficiency, and reduces waste. We also directly source premium materials from our global supply chain. By rejecting piecemeal deliveries, we adhere to the most efficient shipping methods. All of your home’s elements are consolidated in a single shipping container, and delivered straight to the job-site, maximizing efficiency while reducing our carbon footprint.

Time. Cost. Quality.

We can deliver a project with respect to all three elements. We deliver on Time through proper scheduling; we deliver on cost with locked-in fees, and we deliver on Quality through our precision-engineering machines.

Assembly

Core & Shell: Once the foundation is complete and fully cured, it's time to bring the core and shell components on site for our trained in-house construction crew to assemble. This includes:
  • Erecting walls, floors, and roof structures.
  • Installing windows, doors, sheathing, and weather wraps.
The goal is to complete the core and shell assembly within a matter of days, ensuring the building is watertight and protected from the elements.
Our zero-waste philosophy continues at the job site where our wood panels are already precision-cut and arrive primed for accurate assembly. This eliminates the need for on-site timber cuts and prevents adding material waste to our landfills.

Exterior + Interior Finishes

Exterior: In parallel with interior and mechanical installations, exterior finish work begins, including cladding, painting, and other weatherproofing treatments to ensure long-term durability.
Interior: As your home materializes, the Master Build Team will guide you through all the interior work.
  • Mechanical, engineering, plumbing (MEP): Once the core and shell are in place, local workforce teams begin work on the MEP systems
    • Mechanical: Install heating, ventilation, and air conditioning (HVAC) systems.
    • Electrical: Set up wiring, lighting, and electrical panels.
    • Plumbing: Complete water supply, drainage, and piping installations.
  • Furniture, fixtures and equipment (FF&E): This subset refers to all movable furniture, fixtures, or other equipment that have no permanent connection to the structure of a building, yet ultimately make a house a home. Our Master Build team zeroes in on creating a cohesive design for an energy-efficient abode.
